Paric Continues Renovating St. Louis’ Downtown

Work is progressing on the major mixed use renovation project at 1818 Washington Ave. in the city of St. Louis. Paric was awarded the $6.9 million design/build project earlier this year.

The two-story 59,000-square-foot building in the Locust District is owned by 1818 Washington Development LP, a partnership of developers Bob Wood, Pete Rothschild and Dan Holak.

Paric is renovating the building to include 39 loft style apartments and is designing and building 9,000 square feet of retail on the first level to meet the client’s vision of a neighborhood environment for residents. The project includes repair and replacement of the stucco-like façade, repair and replacement of the historic factory style windows and storefronts, new sidewalks, street trees and pedestrian lighting

Paric has assisted in securing a variety of tax incentives for the project, including Brownfields, other federal and state credits, low-income housing and Fifth-Ward tax credits. The developers and Paric previously worked together on the historic Tudor Building, also on Washington Avenue.
