The renovation of St. Louis’ historic Tudor Building on Washington Avenue has been named one of 2009’s “Most Enhanced” places by the Landmarks Association of St. Louis. The project was led by Paric Corporation as general contractor.
Each year since 1996, the Landmarks Association of St. Louis has bestowed its “Most Enhanced” award to outstanding projects that represent the best in restoration, rehabilitation and adaptive re-use of some of St. Louis’ most historic structures.
The project, which covers the entire 1900 block of Washington, converted the former Wrought Iron Range Company building, a two-story structure with a total of 103,036 square feet, into 64 residential units and 14 street-level retail spaces.
Built in 1925 and designed in the Tudor Revival style, the Tudor Building’s distinctive stucco and Tudor-style exterior and clay tile roof were restored to maintain its unique character amidst the tall brick buildings characteristic of modern-day Washington Avenue. The building was listed on the National Register of Historic Places in 2004, and is part of the larger Lucas Avenue Industrial Historic District.
Joining Paric on the project team were Klitzing Welsch Associates, Inc.; Poehlman & Prost; KPFF; Bell Electrical Contractors; Degenhardt Heating and Cooling; Franklin Mechanical and Fire Protection Systems.
The Paric team is now working on a companion renovation project located at 1818 Washington to add retail and residential units to the area.
