Flats at 374 located within walking distance of St. Louis University offers a variety of floor plans and amenities that meet a wide range of tastes and needs. Paric completed the two levels, 151,000 sq. ft. of residential units and two levels, 150,000 sq. ft., 375 parking spaces directly below the residential units. The 122 residential living units include 16-one bedroom,69-two bedroom, 4-three bedroom and 33-four bedroom units.

In addition, all existing storefront windows and doors were replaced with new storefronts that nearly were identical to the originals. Amenities include: laundry rooms, study lounges, business center, community room which includes (pool table, foosball, air hockey and Nintendo Wii), fitness center, outdoor courtyard, cyber café,fully furnished residential units including 42” flat screen TV and a 106" projection screen with State of the Art Surround Sound for movies. In addition all units contain wireless internet and hard line internet connections, cable TV, wireless internet capabilities throughout entire building and a Saflok Security Entry System.

For inspiration in renovating the Flats at 374, Paric refurbished a beautifully intricate sculptured fish located in the courtyard. This steel and glass structure named "Catfish and Crystals" was a collaboration between sculptors William Conrad Severson (1924-1999) and Saunders Schultz (1927-) of Scopia Studio based in Chesterfield, Missouri. It is one of several works of art by the two to be featured throughout St. Louis.
