Lucas Lofts is a mixed-use redevelopment of the seven-story Cheerful House Building that was built in 1896 and has been vacant since at least 1999. PARIC has renovated and rehabilitated the approximate 26,000 sq.ft. per floor building with 104 condominiums as well as shops, a restaurant, business center, parking spaces, gym, rooftop fountain, splash pool, and sundeck. The condominiums range in size from 691 to 2,700 sq. ft. A bowling alley is also at street level.

The Brownfield Redevelopment Program provides financial incentives for redevelopment of publicly owned commercial/industrial sites that were abandoned because of contamination caused by hazardous substances.
