Position Summary

This position is responsible for leading and driving the preconstruction process and leading the precon design schedule by appropriately utilizing available resources, executing a plan and strategy.

 

Skills/Duties

 

  • Own decision making
  • Identify, obtain, and leverage resources outside estimating
  • Understand individual team members capabilities
  • Own team member accountability
  • Identify owner deliverables upfront
  • Own overview of general conditions, and constructability
  • Preview estimate with Lead Estimator and team
  • Aware of deal and contract terms
  • Proactively learn markets re: proformas, standard costs, etc. Gather info for correct analysis early in the process
  • Explain the why of costs to ownership
  • Understand systems-level costs
  • Develop and manager pre-con and design schedule
  • Develop and manage profitability strategy in pre-con
  • Challenge standards to decrease cost and improve hit rate
  • Encourage and teach teams to provide solutions to problems
  • Attend quarterly job reviews for your projects
  • Drive creative solutions for budget issues
  • Leverage internal resources
  • Create and execute MBE/geographic plans
  • Develop, monitor, and manage Pre-con budget related to profitability
  • Participate in buyout
  • Utilize PSP and direct purchase capabilities
  • Foster relationships with design, owner, subcontractors, city/AHJ
  • Be a trusted advisor to and extension of owner’s staff
  • Understand owners critical success factors
  • Manager financial communication plan with client
  • Communicate risks and concerns upward appropriately and timely

 

 

Experience

  • 7-10 or more years of construction estimating experience
