Kings Hill Project – Keystone Award Winner

We’re excited to announce that the Kings Hill Redevelopment project was named 2024 AGCMO Keystone Award winner in the $10 – $30 million project category.

Originally built in 1913, and previously used as the Magic Chef oven factory and warehouse, Third Man Development selected PARIC to convert the 50,000 sq.ft. historic structure into a loft-style office building with original architectural features.

This 12-month project consisted of intensive core, shell and interior historic renovations that included the replacement of more than 80 historical-look windows and the replacement of 2-1/2” thick tongue and groove decking throughout the first and second floors. Original steel roof trusses were preserved to create a unique ceiling space for the first floor offices.

Congratulations also go out to the Butler Brothers and Kootenai Electric Headquarters teams!  The Butler Brothers Renovation was a finalist in the over $70 million category and the Kootenai Electric Cooperative in the National Class category.

PARIC’s One Nine Vine has earned the 2024 Kansas City Business Journal Mixed-Use Capstone Award.  Since 2005, The Kansas City Business Journal has recognized real estate development projects that have made a positive impact on the Kansas City area.

One Nine Vine serves as phase one of a redevelopment plan in the 18th and Vine District which aims to revitalize the internationally recognized origin of jazz music and the historic hub of African- American businesses. PARIC recognizes the importance of MBE/WBE and the greater impact of our community. We believe our workforce must represent the community and the goal of the program is to provide max opportunity for minority and women-owned firms. With a goal of 17% MBE participation, this transformative project successfully achieved 30% MBE Participation and 6% WBE.

Every apartment unit features a balcony and units on the west side offers views of the downtown Kansas City skyline. In addition to the 30 covered parking stalls and 55 surface parking surface parking spaces, the design allows for future installation of EV charging stations on the apartment grounds.

PARIC’s ability to self-perform overcame the labor shortages due to the city’s ongoing projects. PARIC is one of the largest employers of trades people in the region with years of experience.  Our capabilities to self-perform the interior finish carpentry, doors, frames and hardware at One Nine Vine offered greater control of both quality and safety. In addition to facing labor shortages, PARIC’s team encountered 75 weather days. PARIC’s ability self-perform allows for increased schedule control, as we were able to influence the pace of construction which allowed us to stay on-track throughout the project.

PARIC Teams Earn Top Construction Awards

Two construction projects by PARIC, one of the largest privately held companies in the Midwest, earned special recognition in the Keystone Awards of the Associated General Contractors of Missouri.

The top award was for the Delmar DivINe tenant fit-out in St. Louis in which 21 tenants each were empowered to design their space – from total square footage to the smallest of finishes. On a single, tight completion date, the PARIC team managed the unique needs of 21 different 501c3 tenants and 256 alternates within 12 weeks.

A finalist award recognized work for the Friendship Village Chesterfield campus expansion in which 30 of the facility’s 37 acres were impacted. The construction team added 52 independent living apartments and 54 assisted living units plus 90 skilled nursing beds and rehabilitation areas. A gym, clubhouse, ice cream parlor and a creative arts studio also were added, and a new chapel was completed in the heart of the campus.

During construction, the facility was home to 400-plus residents with an average age of 82 and required diligent monitoring of all site activities to ensure the safety of residents, staff and visitors. The project had zero resident injuries, zero accidents, zero Covid cases and zero lost days due to Covid.

Congratulations to both teams!
