CENTRAL TEXAS ELECTRIC COOPERATIVE – MASON

PARIC recently completed a new 17,500 sq. ft. service center on a 9.5 acres facility for Central Texas Electric Cooperative in Mason. This facility was designed to provide an efficient layout for their operations along with providing a good experience for members.  The project consists of 6,155 sq. ft. of office space, 8,032 sq. ft. of vehicle storage, and 3,253 sq. ft. of warehouse space.  A pre-engineered structure supports this facility, complete with energy efficient design concepts.

EXPRESS SCRIPTS TENANT IMPROVEMENTS

PARIC completed several tenant improvements for Headquarters 1 and 2 on the campus of Express Scripts.

Renovations to the HQ 1 building included over 40,000 sq. ft. of renovations, which contained office space on the first floor and lower levels, office space conversion into conference rooms, and private phone rooms. The fitness center was expanded to include both the first floor and lower level and was connected by a feature stair. The remaining office area was converted to a conference center with hospitality area.

The HQ2 renovations included 24,500 sq. ft. of office space renovations which added offices, converted an open office space to an IT service area, as well as renovation on the lower level that extended the cafeteria and dining area, and added conference rooms.

BJC CONNECTOR BRIDGE

PARIC completed a 1,200 sq.ft. concrete bridge for BJC Healthcare and Washington University Medical Center. The bridge was built in four separate phases and connects four different parking garages directly outside of the hospital. The connecting bridge was constructed largely at night so as not to not disrupt the flow of traffic. The pedestrian connector is 13-feet wide and is elevated 40 feet above street level. 

The connector bridge drastically improves the convenience and efficiency for staff and students dealing with traffic and parking in one of the busiest locations in St. Louis. The enclosed walkway requires key card access which allows pedestrians to travel to work and class in a safe, secure environment.

CENTRAL TEXAS ELECTRIC COOPERATIVE – FREDERICKSBURG

A new 48,000 sq. ft. operations facility was constructed adjacent to the existing headquarters in Fredericksburg. The operations facility provides protection for trucks and equipment and includes a mechanic shop, warehouse space, as well as space for operational support.  The structure of the building is a pre-engineered metal building with a stone and plaster façade.

NORTH PARK BUSINESS CENTER

The 121,253 sq. ft. tilt-up building includes 180’ deep bays, 28’ clear height, one loading dock per 9,000 sq. ft. bay, and 195 automobile parking spaces with room for expansion.

WESTAR MISSOURI RESEARCH PARK

The 40,000 sq. ft. tilt-up facility is located on 5.6 acres in the Missouri Research Park. PARIC recently added 20,000 sq.ft. to the existing facility. Exterior features include tilt-up with curtainwall.

The 200-acre research and development park has been a catalyst for development along the I-64 high-tech corridor in St. Charles County.

JACKSON ELECTRIC COOPERATIVE

PARIC has teamed up with Jackson Electric Cooperative in Bay City, Texas for a new district office. The service territory for this district was experiencing significant growth and the original building was no longer capable of supporting the needs of Jackson Electric.

The new 28,000 sq. ft. facility is located on a 30-acre site development within the Matagorda Drainage District and is within an existing FEMA flood area. The site required select fill to be utilized, allowing the property to be brought out of the flood plain, along with significant drainage ditch and road improvements.

The facility consists of a tilt-up concrete office structure, pre-engineered metal vehicle storage, and warehouse buildings. The office contains a hardened construction area surrounding the critical operations space within the building.  A future unfinished space is included to account for the internet sales business that Jackson Electric is planning to expand. The facility falls within hurricane zones and has been designed to exceed Miami Dade requirements including foundations, roofing, and hurricane resistant windows. The facility is supported by high efficient HVAC equipment and LED lighting.

FENTON LOGISTICS PARK BUILDING #1

This spec building is a 158,000 sq. ft. tilt-up project spearheading construction for Fenton Logistics Park project at the former Chrysler Assembly plant site.

HONDA OF FRONTENAC

This 80,000 sq. ft. addition and renovation to the Honda of Frontenac dealership was completed in two phases.

The first phase included construction of a 223-car three-story pre-cast parking structure with a blend of architectural concrete pre-cast, metal panels, and EIFS finishes on the exterior. The first floor houses the new service bay including two alignment bays, four detailing bays, 21 service bays, and a mezzanine dedicated to parts. The second and third levels are used for storing new car inventory.

The second phase consisted of the complete renovation of the original service center into a new service reception area with a new waiting area, offices, restrooms, and conference rooms.

COMMERCE TOWER PARKING GARAGE

This project included the 89,500 sq. ft. renovation of an existing downtown Kansas City parking garage and CVS located on the first floor. Upgrades were made to the structural integrity of the concrete and all parking areas received new lighting and paint. The open-air top level of the 187-car parking garage was transformed into a new amenity space for the neighboring apartment residents. The amenity area includes a pool, a playground, a cornhole court, a half basketball court, kitchens for grilling, and several fire pits. The garage and its amenity space serve as a parking and community space for the adjacent apartment complex and nearby businesses.
